THE CONCEPT BOOK
A visual introduction to your home, and a shared reference for everyone involved in building it.
Before construction begins, your builder, contractor, and engineer need to understand not just the dimensions, but the design intent, the materials, the spatial qualities, the overall vision. The Concept Book communicates all of this clearly, so everyone starts from the same page.

TECHNICAL DRAWING SET
Construction-ready documentation, in imperial and metric.
A complete set of architectural drawings your local team can work from directly. Every document is delivered in both imperial and metric measurements, so it works for builders and engineers anywhere.
✓ Floor Plans with Furniture Layout - showing furniture placement for optimal flow and functionality.
✓ Floor Plans with Measurements - detailed dimensions in imperial and metric for accurate construction.

WHAT'S NOT INCLUDED
Designed to build anywhere.
Our plans provide the architectural documentation, the vision, the layout, the drawings. Structural engineering is handled locally, by a licensed professional in your area who knows your site, your soil, and your building codes. This is standard practice for any construction project, and it's what makes our plans adaptable to any location in the world.
LICENCE
One purchase. One home.
Every plan comes with a single-build licence, yours to use for one home, on one plot. Plans may not be resold, shared, or reproduced.
Building more than once? We offer multi-build licences for developers and builders. Get in touch to discuss.
MODIFICATIONS
Love the design but need it to feel more like yours?
Every plan can be adapted. Whether you want to shift a wall, resize a room, or adjust the façade, our studio handles modifications directly.
WHAT CAN BE MODIFIED
Room sizes, interior wall placement, façade adjustments, bathroom additions, and more.
HOW IT WORKS
1. Request a quote through the plan page.
2. We evaluate the scope and send you a proposal.
3. Once approved, one of our architects takes over, working with you directly by email.
4. Turnaround is typically 2 to 4 weeks, depending on the extent of the changes.
* If the changes you have in mind would essentially result in a new house, that's not a modification, that's a new project. For that, our bespoke design service is the right fit.

As digital products delivered instantly upon purchase, we're unable to offer refunds once files have been downloaded. We encourage you to review the full plan details, included documents, and specifications carefully before completing your purchase.
If you experience a genuine delivery issue, your files didn't arrive or something went wrong, reach out within 7 days and we'll make it right.
